Design Intent
My goal is to create a home that feels refined, contemporary, and effortlessly sophisticated—balancing clean architectural lines and streamlined details with warmth, comfort, and understated luxury.
Through a collaborative design process, we’ll improve functionality, flow, and storage while developing a cohesive palette of layered tones, rich textures, and thoughtfully selected materials. Warm woods, natural stone, subtle contrasts, and intentional architectural details will create depth and visual interest while maintaining a consistent design language throughout the home.

Services Provided
Your design fee includes the services necessary to thoughtfully plan, develop, and document your renovation before construction begins. Depending on the needs of each space, services may include:
Services such as purchasing of materials, collaboration with the contractor during construction, site visits, and additional design services requested after construction documents are completed are billed separately at the hourly rate.
- Project Kickoff and existing conditions review
- Concept development and design presentations
- Space planning and interior architectural recommendations, including 2D drawings and 3D renderings as needed to communicate design intent
- Finish and fixture selections
- Cabinetry and built-in design
- Lighting and electrical planning
- Material specifications and finish schedules
- Construction drawings and documentation
- Client meetings and 2 rounds of revisions per designed area
- Collaboration with your contractor throughout the design development phase

Project Scope
The proposed scope includes the remodel of the main level and basement as defined during the Discovery Meeting. Design services will focus on developing cohesive material palettes, selecting fixtures and finishes, and preparing construction documentation to support the renovation.
OVERALL DESIGN PLANS
- A cohesive design direction, including architectural details, materials, finishes, and an overall color palette.
- All applicable material and finish selections, including cabinetry, countertops, tile, flooring, plumbing fixtures, appliances, decorative lighting, hardware, and accessories.
- Detailed floor plans, elevations, cabinetry and millwork drawings, and relevant construction details.
- Comprehensive finish and fixture schedules documenting all approved selections for procurement.
- Coordinate with the general contractor and specialty consultants as needed throughout the design process.
- Proposed architectural modifications and space planning are subject to verification of structural, mechanical, plumbing, and applicable code requirements by the general contractor and qualified consultants.
GENERAL FINISH SELECTIONS
- Select new wide-plank hardwood flooring throughout designated areas on main level.
- Select new solid-core interior doors, door hardware, baseboards, trim, and architectural millwork.
- Design new stair railing with wood handrail and metal balusters.
- Develop cohesive interior paint palette, including walls, ceilings, trim, and doors.
- Select decorative lighting throughout the main level.
- Select and oversee estimating of custom window treatments throughout main level.
ENTRY + HALLWAY
- Develop a statement design for the main hallway, exploring decorative wall treatments, panel molding, or wainscoting.
- Coordinate architectural detailing, lighting, and finishes with the overall main-level design.
POWDER BATH
- Develop an updated design for the existing powder bathroom with strong visual impact.
- Maintain existing layout and locations for plumbing fixtures.
- Extend general flooring into powder bathroom.
DEN
- Develop a moody design direction for the den, creating a cozy and intimate space for relaxing and watching TV.
- Explore removal of the existing pantry closet to incorporate a custom built-in bar area with cabinetry and storage.
- Explore design for new built-ins, coordinate TV placement, lighting, and electrical requirements.
- Develop a revised kitchen layout to improve overall flow, functionality, storage, and circulation; includes new electrical plan.
- Explore removal or modification of the wall between the kitchen and adjacent dining room for more open living.
- Custom cabinetry design including integrated appliances, specialized storage solutions, and minimal/concealed hardware.
- Select new dining table light fixture and consider seating for 8 at a round table.
- Redesign fireplace wall, including replacement gas fireplace, new surround, and updated mantel design if applicable.
- Design new built-in cabinetry and/or shelving on either side of fireplace.
- Remove crown moulding in dining room and vaulted ceiling area.
- Coordinate placement of frame-style TV and concealed audio system with AV integrator.
PRIMARY BATHROOM + CLOSET
- Complete redesign of bathroom, including removal of the existing bathtub for expanded walk-in shower.
- Redesign vanity and storage areas to improve functionality and layout.
- Eliminate existing shower to accommodate an expanded primary closet with room for stackable washer/dryer.
- Consider discreet, integrated audio solutions in the bathroom and coordinate with AV integrator.
- Coordinate finishes and layout of custom storage design with dedicated closet design specialist.
GUEST BEDROOM / FLEX OFFICE
- Develop a design for concealed office workstation within existing bedroom closet, including necessary cabinetry, storage and electrical needs.
- Extend general flooring and trim finishes into guest bedroom.
GUEST BATHROOM
- Develop a new design that maintains existing layout and plumbing locations.
- Focus on updating materials and finishes to modernize the space with fewer customized solutions.
LOWER LEVEL
- Develop revised basement floor plan to create a more open living/entertaining space by opening up entrance to lower level and relocating bedroom to existing living space.
- Explore relocating wet bar to new location based on revised floor plan, design new wet bar.
- Extend general flooring and trim finishes into basement.
- Keep existing bathroom as-is; no work needed.
Additional Services + Specialty Consultants
FURNISHINGS + DECORATION
Furniture, decor, and decorative accessories are anticipated to be designed and specified by a separate interior designer. SC Interiors will collaborate with the selected designer to ensure a cohesive design throughout the home. These services and associated fees are excluded from this proposal but may be added to SC Interiors's scope of services through a separate addendum to the Letter of Agreement, with associated design fees, should the clients prefer to consolidate these services SC Interiors.
SPECIALTY DESIGN + ENGINEERING
Custom closet systems, AV/home technology integration, structural engineering, and other specialized design services will be provided by qualified third-party professionals. SC Interiors will coordinate relevant design details with these specialists as needed. Fees for third-party services are excluded from this proposal.

Every renovation is unique, and the level of support needed during purchasing and construction can vary significantly from project to project. Rather than including an estimated allowance within the fixed design fee, these services are billed hourly as needed—ensuring you only pay for the support your project requires. BILLING SCHEDULE
30% due upon execution of the Letter of Agreement to reserve your project timeline and kickoff.
50% due upon completion of Design Development & preliminary plans prepared.

Moving Forward
If you are ready to move forward, I'll send a Letter of Agreement outlining the project scope, fees, and terms for your review and signature. Once the agreement has been executed, we'll schedule your Project Kickoff Meeting.
